      If you are selling a home in Sandoval, the Covenants, Conditions and Restrictions (CCR) and Use Restrictions links and estoppel information are below.

      *** Sandoval does not have an HOA Association application process for new buyers.

      *** When you are ordering an estoppel, please refer to the Associa Gulf Coast website at https://marketplace.communityarchives.com/login.
      This is the Associa Gulf Coast community archives site. As a realtor you need to establish an Associa Gulf Coast account. Then you will log into the green box using the email address and password you used when filling out the registration form before placing the first order.

      Once logged in, place your cursor over the Orders tab at the top of the screen, and select Completed Orders from the drop-down menu. Click on the green action button next to the order number and select Order Update.
      If you do not see Order Update as an option, call our Customer Service for assistance at 800-995-0682, Monday-Friday 7:30 a.m. - 7 p.m. CST.

      If you are needing to update the buyer information you will have to place a new order.

      *** Current Dues are $642.67 quarterly for the Master Association (Landscape not included) and $1,107.28 quarterly with landscaping.

      *** Amenities include an internet speed of up to 500 Mbps. This speed varies based on number of users at any given time. It will support almost anything you’d like to do online. This includes browsing the web, making video calls, listening to music, and streaming video online on multiple devices at the same time.

      irements in the Architectural Review Standards are as follows:
      Signs: All realty signage must be in accordance with Sandoval Signage Standards, including the type, size, materials, and location.
      Realty Signs may be permitted for the purpose of offering for sale, or lease, the exact property upon which the sign is placed.The size, quantity (1) per lot, and location of these signs are regulated by this guideline and by the City of Cape Coral Land Use and Development Regulations.

      The Realty sign may allow for an additional "tag" sign to indicate open house times, phone numbers or representing agent.
      Both signs are limited to 3'6" in height and 3' in width. The main sign panel is limited to 5.5 square feet on the sign panel.

      These signs shall be mounted on a 4" wood post with a 3/4" Omega Board or similar approved exterior grade board panel, all sides finished.

      Completed application, the signed lease agreement, and $100 processing fee must be submitted no less than fifteen days prior to occupancy to allow for processing time.

      Notification from Sandoval must be received prior to occupancy.  

      Tenants are required to purchase their own Sandoval ID cards and vehicle stickers; they will be deactivated on the last day of the lease, unless a lease extension has been filed with management.
      Cards are $11 and vehicle stickers are $15 each.

      RENTAL APPLICATIONS:
      When submitting a rental application, there are a few items that are necessary for the front office to process the application (even if it is a returning tenant).
      These items are as follows:
      A $100 check 
      A lease agreement signed by both parties
      A Sandoval Rental application (available on the Community website, LiveSandoval.com)
      Submitted 15 days prior to lease start date
      The lease term must be a minimum of 30 days 
      Adhere to the leasing restrictions per neighborhood
